*Please note, a minimum fee of £420 (£350 plus VAT) applies to each individual tenancy.

 

Referral Fee- We may also receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. These commissions will not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.

CLIENT MONEY PROTECTION (CMP0 PROVIDED BY ARLA. INDEPENDENT REDRESS PROVIDED BY THE PROPERTY OMBUDSMAN (TPO).

We’re partnered with deposit replacement company Reposit.

As a landlord, this means you will be provided with insurance cover for up to eight weeks’ rent – three weeks’ more cover than a traditional cash deposit.

There are numerous benefits of using Reposit for deposit replacements as a landlord:

  • Free of charge
  • Attractive for tenants, who pay a one-week service charge, rather than a traditional deposit of five weeks’ rent up front
  • Provides up to eight weeks’ rent to cover your property, protecting landlords from unreasonable damage and rent arrears
  • Tenants are still liable for any damages, cleaning and arrears. If any payments are required at the end of the tenancy, Reposit recovers payment from tenants. Responsible tenants are rewarded with a lower rate next time they use Reposit

Advise and agree on market rent
Provide guidance on compliance with statutory provisions and letting consent
Complete Right To Rent checks
Erect board outside property in accordance with Town and Country Planning Act 1990 (where possible)
Market the property and advertise on relevant portals
Carry out accompanied viewings (as appropriate)
Advise on any possible improvement works
Deposit Registration
Full detailed and photographic inventory
Social media advertising
Issue any relevant notices required to legally end a fixed term tenancy
Oversee any necessary maintenance
Co-ordinate and oversee any safety checks which are legally required
Dress to impress photography service
Demand, collect and remit the monthly or quarterly rent for the property
Undertake routine inspections per annum notify the landlord of the outcome
Undertake a pre final inspection of the property and prior to the expiry of the tenancy
Pursue nonpayment of rent and provide advice on rent arrears action
Security deposit dilapidation negotiations
