What is the Reservation Payment and What Does It Cover?
he Reservation Payment secures your chosen property. It’s either £125 per person or the equivalent of one week’s rent—whichever is lower.
This payment is non-refundable, but don’t worry—it will be deducted from your first month’s rent when your tenancy begins.
💡 Important: You must pay this via bank transfer, so please read your Property Reservation Email and all attached documents carefully before making any payments.
What If I Change My Mind or No Longer Want to Proceed?
What is a Guarantor?
A Guarantor is someone who agrees to cover your rent if you’re unable to pay. To be eligible, they must live and work in the UK and their annual income must be 30 x the monthly rental amount.
What is a Lead Tenant?
The Lead Tenant is usually the most organised person in your group! We’ll mainly liaise with them regarding paperwork, key collection, and general tenancy matters.
What Does ‘Joint and Several Liability’ Mean?
This means that you and your housemates share full responsibility for the tenancy.
You are all collectively responsible for:
✅ Paying the rent in full
✅ Looking after the property
✅ Any damages or issues that arise
Make sure everyone in your group understands this before signing the contract!
What About Half Summer Rent / Retainers?
We know most students head home for the summer, so for many of our properties, July and August rent is half price.
🛋️ Can I Move In Over the Summer?
You can usually store your belongings, but you won’t be able to move in until September.
Every tenancy is different, so please double-check the details with us when applying.
How Much is My Deposit and Is It Protected?
Your deposit amount depends on the property you’re renting.
🔒 Rest assured, your deposit will be held securely in one of the three government-backed schemes and returned at the end of your tenancy—provided the property is in the same condition as when you moved in.
How is the Rent Paid?
Rent must be paid via standing order or bank transfer.

How Do I Collect My Keys?
he Lead Tenant will receive a Key Collection Email with a link to book an appointment.
📌 Key Collection Rules:
✔ Book an appointment in advance—this is a busy time, and we may not be able to accommodate you if you arrive without one.
✔If the Lead Tenant is collecting keys on behalf of others, we must receive written authorisation from each tenant.
