SETUP FEE
The £480 (incl. VAT) setup fee covers the full letting process, including marketing, tenant find, referencing, and tenancy setup.
ADDITIONAL FEES
TENANCY & LEGAL
Arbitration Fee – £120 (incl. VAT)
Charged in the event of a deposit dispute requiring negotiation.
Renewal Fee (Landlord’s Share) – £240 (incl. VAT)
Covers contract negotiation, updating terms, and arranging a further tenancy agreement.
Court Attendance – £90 per hour (incl. VAT)
Attendance at court or tribunal hearings if required.
PROPERTY VISITS & MANAGEMENT
Additional Property Visits – £90 per visit (incl. VAT) (non-managed properties only)
Applies to:
- Tenant move-in or check-out attendance
- Specific requests (e.g. neighbour disputes)
- Additional monitoring visits
- Maintenance-related visits
INVENTORIES
Inventory Fee – Pricing available on request (incl. VAT)
Pricing varies depending on property size, layout, outbuildings, and current supplier rates. A full quote will be provided in advance.
FINANCIAL & HMRC
Non-Resident Landlord HMRC Submission – £50 per quarter (incl. VAT)
Preparation and submission of quarterly returns, including handling HMRC queries.
Owner Portfolio Statement
- Quarterly: £36 (incl. VAT)
- Annual (12-month): £60 (incl. VAT)
MAINTENANCE & PROJECTS
Works / Refurbishment Arrangement Fee – 18% of net costs (incl. VAT)
Includes:
- Arranging contractor access
- Assessing and agreeing costs
- Overseeing works to ensure they meet agreed specifications
INVESTMENT SERVICES
Investment Property Finder’s Fee – 1.2% of net purchase price (incl. VAT)
Includes:
- Sourcing investment opportunities in Durham
- Attending viewings and providing feedback
- Negotiating on the investor’s behalf
- Liaising with solicitors
SERVICE TERMINATION
Early Termination Fee (Fully Managed Service)
14.4% of six months’ rent (incl. VAT)
REFERRAL FEES
We may receive commissions from third-party providers such as contractors, insurance companies, referencing providers, and utility services.
These commissions are not added to contractor invoices and may be up to 20% (incl. VAT) of the total invoice value.
