Landlord fees

Tenant Find Only 75% of first months rent (+ VAT) – subject to property valuation

Additional Fees

Arbitration Fee – £90 (+ VAT)

  • Charged in the event of a deposit dispute negotiation

Additional property visits – £50 (+ VAT) – non-managed properties only

  • To attend for move-in of tenants or check-out of tenants
  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Inventory Fee – £120 (+ VAT) for 3 beds and under or £180 (+ VAT) for 4 beds+

  • Depends on number of bedrooms and/or the size of property and outbuildings

Submission of non-resident landlords receipts to HMRC – £40 quarterly (+ VAT)

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Arrangement Fee for works/refurbishment – 15% of net costs (+ VAT)

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works

Investment Property Finders Fee – 1% Net property cost (+ VAT)

  • Search for potential investment properties in Durham
  • Attend viewings and feedback to investor
  • Negotiate on investors behalf
  • Liaise with solicitors of both parties

Rent Review Fee – £50 (+ VAT)

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Renewal Fee (Landlords Share) – £100 (+ VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Fee in case of early termination of Fully Managed Service – 12% of six months’ rent (+ VAT)
Court Attendance – £30 per hour (+ VAT)

Referral Fees

  • We may receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. These commissions will not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.
