Nicholas Humphreys has been managing student rental properties for over 10 years and now has three offices in the East Midlands dedicated to this specialist rental market.

Each office is staffed with a team of professional, experienced and friendly staff who aim to provide the highest level of service to both landlords and tenants alike.

Our offices based in Loughborough, Derby and Leicester are all situated in prime locations giving easy access to the students of each town and City.

Nicholas Humphreys offers two levels of service to the student landlord.

Let-Only Service

Do you want to take an active role in the management of your property but need help with finding suitable tenants? We will market the property through our offices and website, conduct accompanied viewings, prepare all the necessary paperwork including the Tenancy Agreement and obtaining guarantors. Once everything is signed and sealed, we will hand back the management of the property to you.

What is included in the Let-Only Service?

Rental valuation

We will complete a free rental valuation carried out by trained staff to advise of the marketing price of your property, advise of any improvements necessary and answer any other queries you may have regarding student letting. We will also use this as an opportunity to take high quality photographs of your property so that it can be marketed in the best possible way.

Safety Certificates

Your property will need to have a valid gas safety certificate, electrical appliance safety test and energy performance certificate before we are able to start marketing your property. We are able to arrange this on your behalf with qualified local contractors.

Marketing

Your property will be extensively marketed throughout our offices, website and property portals. We provide sponsorship to a number of local student faculties and each year are able to obtain a large database of students interested in renting a student property for the new academic year, who will be contacted via email and text messaging with regular updates.

Viewings

All viewings are accompanied by a member of Nicholas Humphreys' staff during normal working hours and Saturdays. We hold late night viewing evenings during the busy letting season.

Deposit

With the majority of our student let properties we do not ask for a security deposit if the student is able to obtain a UK guarantor. If a student is unable to obtain a UK guarantor we will take a security deposit which will be forwarded to you for you to register with a government authorised tenancy deposit protection scheme. If you would prefer for a security deposit to be taken on your property please let us know and your property will then be advertised on this basis.

Tenancy Agreement

We will sign the students onto an Assured Shorthold Tenancy Agreement on a joint and several basis. The rent is normally paid in advance on a quarterly basis. We then write to the new student's parents/assigned guarantor to obtain a signed Guarantor Agreement, which guarantees the payment of rent if the tenant fails to pay and any costs incurred, if deemed necessary, at the end of the Tenancy due to the manner in which the tenants have left your property.

Full Management Service

Do you want to have the hard work done for you? With the full management service you can have as much or as little involvement with the management of the property and students as you like.

Inventories

We will complete a thorough and comprehensive inventory and schedule of condition, listing all furniture, fittings and effects and their condition. This is updated at the start of every Tenancy and signed by the incoming Tenants and Nicholas Humphreys for and on behalf of the Landlord.

Rent Collection

We will collect the rent from the student tenants, normally quarterly in advance, via standing order. This will then be forwarded direct into your bank account, less our fees. Although we cannot guarantee that all rent will be paid on time we will chase any rent arrears from the students, or their guarantors if deemed necessary.

Deposit

With the majority of our student let properties we do not ask for a security deposit if the student is able to obtain a UK guarantor. If a student is unable to obtain a UK guarantor we will take a deposit which will be registered with The Dispute Service, a government authorised tenancy deposit protection scheme. If you would prefer for a security deposit to be taken on your property please let us know and your property will then be advertised on this basis.

Inspections

We will complete inspections of the occupied property and we will provide feedback relating to any unreported maintenance issues at the property. If the students are not looking after the property in a satisfactory manner we will write informing them of our concerns and arrange another date in order to visit the house to re-inspect. At the end of the Tenancy we will complete a closing inspection during which the condition of the property will be checked against the signed inventory. We will report our findings to you and discuss any charges for which we feel the outgoing tenants should be responsible. We will then liaise with the outgoing tenants to recover any monies due.

Property Maintenance

Any problems your tenants may have with the property during their Tenancy, we are able to arrange rectification with your approval. We have qualified plumbers, electricians, handymen and cleaners who are able to deal with most problems that may occur. All students are provided with a Moving In Manual at the start of their Tenancy which provides an emergency contact number should the tenants experience an emergency at the property out of office hours.
