Tenant Find (Introduction Only)90% of the first months full rent (inc VAT) – subject to property valuation
Fully Managed12% (inc VAT) – subject to property valuation
Setup Fee for Fully Managed (Landlords Share)

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
Inventory Fee (landlords share)

  • Dependent on the number of bedrooms and/or the size of the property and outbuildings
£120 (inc VAT) for a 1 Bedroom Property and £30 (inc VAT) for each additional bedroom
Rent Guarantee

The rent guarantee policy is arranged and administered by Let Alliance Ltd policy and acceptance via separate agreement

Renewal Fee (landlords share)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
£118.80 (inc VAT)
Arbitration Fee

  • Charged in the event of a deposit dispute negotiation
£90 (inc VAT)
Deposit Registration Fee

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
£4.80 PCM (inc VAT)
Arrangement fee for works/refurbishments

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
15% of net costs (inc VAT)
Court Attendance£125 (inc VAT) per hour
Fee in case of early termination of managed service12% (inc VAT) of six months rent

 

 

Referral Fee – We may also receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. These commissions will not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.
